Property description: The six-story Brookdale Corporate Center I and II buildings sit at a crossroads in the northern metro near Interstates 694 and 94 and Highway 100. The campus offers 230,198 square feet of office space, with each building roughly the same size.


Neighbors on Shingle Creek include Brookdale Square, the city’s library, a Hennepin County Service Center, Centennial Park and the Earle Brown Heritage Center.


The I and II buildings, built in the 1980s, are brown rectangular structures with ribbon glass windows. A third building, which has different ownership, is the 104,000-square-foot Brookdale Corporate Center III. The late 1980s office building, at 6160 Summit Drive North, has a glassier facade and is owned by Duluth-based Atwater Group.


Brookdale Corporate Center I and II have 851 parking spots, two conference rooms and two lunch areas.


Tenant mix: A sign on 6300 Shingle Creek Parkway carries the name of the largest tenant, the University of Minnesota Physicians. Kidney Specialists of Minnesota just signed a 10-year lease for 9,223 square feet. Other major tenants include the Internal Revenue Service, Merkle Inc., National American University, Savvy Sherpa Inc., Carson, Clelland & Schreder Law Offices, Endodontic Associates Limited, First Step Group and DBI Consulting.


Interesting tidbits: The I and II buildings recently went through a major renovation that included a new look for the lobbies, according to Dick Schadegg, the leasing agent and president of Schadegg Commercial Real Estate.


The lobbies boast new carpets, wall covers, digital tenant directories and updated elevators, said Schadegg. Newly appointed lunchrooms offer colorful tables and furniture. Outside, redone entrances and new planters added curb appeal.


The buildings’ flexible floor plans work well for many tenants, and the location is hard to beat in that part of the metro, he said.


“Any time of day it’s easy to get into and out of this property,” he said. “You’re close to downtown Minneapolis and Bloomington. With 94 so close you can easily get to where you want to go.”
